Are you ready to sell your home but feeling overwhelmed with the prospect of getting it ready? Have no fear! Below is a list of the five staging tricks you can do to get the biggest bang for your buck. These five tasks will help your home sell for top dollar, and require a minimal investment of time and money!
1. Power-wash your home’s exterior (or pay someone else to)
Unless your siding is brand new, chances are that it has a little bit of dust, dirt, and even that lovely green mold and mildew. Even if you don’t notice any discoloration, you will be amazed at the difference a thorough power-washing will make on your home! Your siding, windows, and fascia will look brand new. A professional power-washing can usually be done for less than $500, or you can always borrow a power-washer from a friend. Bonus points if you power-wash your porches, decks and sidewalks!
I know this is an obvious one, and everyone thinks that a buyer can “look past the clutter”, but the truth is that it makes a huge difference in the way your home shows. A messy, cluttered home immediately makes a buyer feel uneasy, and makes them subconsciously wonder if the home has been poorly maintained. The good news is, there are some simple de-cluttering tips you can use to make your home show like a model home! First, clear off all desk tops, dressers, and kitchen and bath counters. A hand soap or a coffee pot are fine, but when you have tons of stuff covering up your counters, it creates the feel of less counter space, which is very important for buyers. Clear all magnets and papers off of your fridge. For closets and kids toys, start your moving process now! If the plan is to move, you will have to put all that stuff somewhere eventually, so why not save yourself some time now? Rent a storage unit, donate some stuff to the Goodwill, or have a yard sale! Closets should look neat and organized, and you don’t want to have any toys, clothes, etc. on the floors.
3. Spruce up your landscaping
The first thing a buyer notices about your house is the curb appeal. Put your best foot forward by doing a simple sprucing up of your landscaping. You don’t have to have a green thumb to do this. Just make sure that you have removed all weeds from your gardens, trim any unruly bushes or trees, and put down a fresh layer of mulch or stone. Obviously, you also want to make sure that your grass is always trimmed while your home is on the market. Bonus points here for putting flower pots near the front steps or front door. This makes a big difference in the first impression game, and, as the saying goes, you don’t get a second chance at a first impression.
4. Simplify your spaces
If you’re like most people, you have one room in your house that serves as a catch-all: part office, part guest room, part extra closet space. This may work really well for your family, but it doesn’t show your home in the best light for potential buyers. Pick one purpose per room, and stick to that theme. If you have an extra room, choose to stage it completely as an office, guest room, or (cute and organized) play room.
This is the classic staging advice, and it often rubs people the wrong way. Home owners don’t like to have to remove their family photos or favorite collectibles when they put their home on the market. Even though this advice has become a bit of a cliché, the reasoning behind it is solid. When a potential buyer walks into your home, you want them to imagine that it could be their family’s home. If they walk into a home covered in family photos, personalized collectibles, and highly specific color schemes, they will (even on a sub-conscious level) feel like they are invading someone else’s home. By simply removing the most personalized items in your home, you can enable a buyer to envision themselves in the home. If you have lots of different paint colors, you may even want to consider re-painting the walls a light neutral color. Light khaki or gray with white trim are the most universally-liked palettes these days.
